I wish I knew about Buyer’s agent service 10 years ago when I first started looking to buy on the Central Coast. I spent a lot of time taking numerous trips by myself looking at a lot of properties. Not being able to finalize any properties I gave up the task of looking and forgot about it. It was all too overwhelming!!! The average price of a 700sq block 3bed house was about $350K at this point in time. Had I known about buyers’ agents back then, I would have secured a great deal without losing precious time.

Fast forward to 2016, I started the hunt again still unaware of Buyer’s agent services. My goal was to buy a property on the Central Coast, but little did I know that the central coast had 145 suburbs. I spent a lot of time visiting many suburbs with my young family. So once again most of our weekends were spent looking for houses, inspecting properties and dealing with various real estate agents. As time passed by, I became more desperate as each open house had massive crowds so competition was fierce. I remember at one point we were on a holiday in Bali and I was busy negotiating with an REA only to be disappointed in the end!

After a very long 6-8 months we finally secured a deal on an old house and bought it for $650K with R3 zoning which is now worth more than 1.35M. The property prices doubled in this span of time and I lost the valuable chance of building great equity on this deal.

Rupali brings along valuable experience from her 20 years of the corporate world and her Business Management education background (MBA, Marketing). She is passionate about people and their priorities. While she has sourced many investment properties, her speciality is locating homes that are a good fit for the clients.

Rupali’s key focus is to acquire investment property Australia-wide. Her friendly nature keeps the team smiling, and she is awesome at time management which keeps the wheels in motion and ensures that everything is running smoothly. She is a very relatable, empathetic, and loyal professional and thrives on creating strong collaborative relationships with Real Estate Agents.

In her spare time, you’ll find Rupali travelling with family, staying fit at the gym, going on walks by nature, and listening to the latest podcast on properties. She also loves cooking and gardening.

Manoj, our founder and director, has done Masters in Business Operations Management and worked for corporate for more than 16 years, before following his passion for property.

Manoj is also qualified as a Licensed Real Estate Agent so he could translate his wealth of professional and personal experience and passion into every step of the property buying journey, bringing you insights and advice to help you make the best decisions.

Manoj, himself is a savvy property investor who has invested in blue-chip property, with property portfolio worth more than $10M with only 45% LVR.

We assess your requirements and your budget so that you’re quickly aligned to properties that you have a realistic chance of securing. No more time wasted missing out at auction after auction, watching your purchasing power decline as the weeks and months roll by.

Key2Dreamz inspects every property before recommending you attend. Basically, we kiss any frogs so you don’t have to. You’d be amazed at what Google Street view and online photos can’t tell you about a property. When we’re happy, we invite you to see the property and, through our relationships with real estate agents, we can often get in to see a property outside of the publicly scheduled opens. In the case of investment properties, many of our clients are satisfied to see photos and videos and trust us to select quality on their behalf. We work with you on your preferred approach to inspections.

You engage us under an exclusive authority agreement. We invest time, expertise and effort in our search and diligence out there in the market on your behalf. This means if you find a property on your own or through anyone else, you still pay our fees. You engage us to take the workload off you! We’re on the case 24/7 so you don’t have to be. If you come across a property that we haven’t presented to you we will explain why it didn’t meet your defined criteria and, if warranted, we can adjust thosecriteria. The beauty of our model is that the initial setup is subjective based on your inputs, but the outputs are objective, preventing you from getting distracted by properties that don’t really match your needs …….

A typical timeframe is 3 months from engaging us to an unconditional exchange contract of sale. For very specific property searches, more time should be factored in. You need to be prepared to act fast so you must have deposit funds ready to go and we recommend you obtain a credit-assessed finance preapproval before entering into any sale contract.

The Buyer’s Agent Exclusive Authority that we have with you runs for 180 days. We’re here to secure your suitable property and it’s in everyone’s interests that we do that in the shortest timeframe possible. This is typically within the first 3 months. Of course, some buyers are looking for something very particular, and that use more of the 180 days. We look at as many properties as it takes to find the right match. The balance of our fees after the initial engagement retainer of $2000 are entirely at our risk, meaning that in the unlikely event we haven’t secured your property within 180 days you have the option to extend our agreement or part ways without any further payment obligation

Wouldn’t that be so great? We do our homework so we have the best shot at winning at auction. That said, there can always be a buyer who values the property differently or is willing to overpay. We agree a walk away price prior to the auction, document our bidding strategy and execute it with confidence on the day.…….

All of our communications and documentation can be completed virtually and we will work in your time zone.
